These documents must be submitted to obtain a residence permit:
Completed application form
Passport size image
Document issued by the competent authority of the home country, which shows that the foreigner has no criminal record
Proof of sufficient financial means
Document indicating place of residence in the Republic of Latvia
Proof of non-cash payment for the property (bank transfer)
Document showing that the person has paid the property tax if the property has been owned for more than one year
Document showing that government fees are paid for applying for a residence permit
Additionally upon arrival
Valid health insurance
Reference from a Latvian medical institution proving that the foreigner does not have active-stage tuberculosis
Documents and application can be submitted
At the Immigration Office in the Republic of Latvia
At Latvian embassies or consular posts outside the Schengen area
Residence permit for the family
In addition to the main investor, their family members can apply for a temporary residence permit.
Eligible family members are spouse and children under 18 years of age.
Financial resources to cover living expenses
Minimum required funds for the investor – 960 euros per month
Minimum Spouse Funds Required - 320 euros per month
Minimum required funds for the child - 192 euros per month
As proof of sufficient financial resources, the foreigner should submit a bank statement showing 12 x 960 = 11520 euros for one year.
Additional expected costs related to the purchase of the property
State fee for registering the new owner in the land register – 2% of the real estate value
State fee to be paid to the government upon receipt of the permit – 5% of the property value
stamp duties, notary fees and others; approx. 80 – 130 EUR
